To obtain a broker license in Utah you need to:
- Meet the statutory licensing qualifications of honesty, integrity, truthfulness, reputation, and competency.
- Complete the educational requirements. Take 120 hours of approved education at a certified Real Estate Pre-License School, consisting of:
- 12 hours Broker Management
- 24 hours Advanced Appraisal
- 24 hours Advanced Finance
- 24 hours Property Management
- 24 hours Advanced Real Estate Law
- 12 hours Utah License Law
- Pass the Utah real estate broker license exam. You will need to pass a 130 multiple-choice question exam with a score of 70% or better on.
- Fulfill the experience requirements. You must have three years of real estate experience.
- Accumulate a total of at least 60 points within the five years proceeding application.
- File an application with the required fee. The application must include:
- Completed and signed application (issued at the testing center).
- Signed original school certificates (issued by the real estate school) or Education Waiver (issued by the Division).
- Signed and Notarized Broker Experience Documentation Form showing at least three years of qualifying experience.
- Completed and signed Broker Transaction Log or Broker Property Management Log showing at least 60 experience points within the five years proceeding application.
- Signed and notarized Broker Verification Form completed by each Broker with whom the applicant has affiliated during the five years proceeding application.
Note: Forms must be submitted in a sealed envelope with the broker's signature across the seal.
- For Principal and Branch Brokers, a notarized letter on the company’s letterhead, signed by a company Officer, Manager/Member or Owner, authorizing the Broker to use the company name.
- $118 total non-refundable fee ($100 application fee, $18 recovery fund fee).

If you are licensed in another state, you can obtain a Utah license either through reciprocity or by qualifying for an education waiver. Utah currently has reciprocity agreements with Colorado, Utah, Georgia, Montana, Wyoming and Alberta Canada. Applicants with an active Real Estate license in good standing from a state that has a reciprocity agreement with Utah should submit to the Division:
- Completed and signed Real Estate Reciprocity Application.
- Original and certified license history (no more than six months old) from the jurisdiction where you are actively licensed and which has a reciprocity agreement with Utah.
- Original and certified license histories (no more than six months old) from all other jurisdictions where you have previously held a Real Estate license.
- Include $157 total non-refundable fee ($100 application fee, $18 recovery fund fee, and $39 fingerprint processing fee).
Applicants with an active real estate license in good standing from a state that does NOT have a reciprocity agreement with Utah may qualify for a waiver and/or national exam requirements. Waivers will not be granted if the license has expired or is not in good standing. To qualify for an education/national exam waiver and obtain a Utah Sales Agent or Broker license, you must:
- Have at minimum a high school diploma or equivalency
- Complete, sign and submit the Real Estate Education Waiver request.
- Wait for the education waiver from the Division prior to taking any prelicense education and/or exam. Take any required prelicense education at a certified prelicense real estate school.
- Take and pass the broker exam (either both the state and national portions or only the state portion, as required).
- Submit to the Division:
- Completed and signed application (issued at the testing center).
- Signed original Education Waiver (issued by the Division).
- Two fingerprint cards and a signed Fingerprint Waiver (issued at the testing center).
- For Principal and Branch Brokers, a notarized letter on the company's letterhead, signed by company office, manager/member, owner, authorizing the Broker to use the company name.

Utah Broker Real Estate License Exam Information
Utah real estate license applicants must pass a computerized exam administered
by Pearson Vue, a national testing firm.
To schedule your exam, Pearson Vue will require the following:
- Personal information - legal name, address, phone, SSN, date of birth
- Exam specifics - exam type, preferred date, and test center location
- Examination fee- the $59 examination fee must be paid at the time of reservation by credit card, debit card, voucher or electronic check. Payment will not be accepted at the test center, nor will a single payment that covers more than one candidate.

Upon arriving at the test center, you’ll need to show your photo ID, confirmation number to the test administrator. If you are actively licensed in another state you must also bring the Original Certificate of Waiver if you are not taking the general portion of the exam. A brief online tutorial will familiarize you with the computerized testing system before you answer 130 multiple-choice questions.
You will have four hours to complete the exam. Be sure to attempt to answer every question. When candidates complete the examination, you will receive a score report marked "pass" or "fail". Candidates who pass will receive a score report with information on how to apply for a license.
Candidates who pass the examination are also required to complete the fingerprinting process. Digital fingerprinting and electronic transfer of the digital fingerprints is available in Provo, Ogden, and Midvale. Candidates testing at these sites must take digital fingerprints and will receive a Pearson Vue fingerprint receipt. This receipt must be submitted with the license application to Utah. Candidates who pass the examination at the Grand Junction, Co and Las Vegas, NV test centers will have digital fingerprints however they are not electronically transferred. Candidates will need to submit the fingerprint cards with the license application to Utah.
All applicants must apply for a license within 90 days of passing the examination. Those who fail to meet this deadline must retake the examination.
