Utah Real Estate License Requirements
To obtain a real estate salesperson license in Utah, you need to:
- Meet the statutory licensing qualifications of honesty, integrity, truthfulness, reputation, and competency.
- Complete the educational requirements. You must complete
a state-approved 90 hour prelicensing course.
NOTE: As of December 31, 2009 the number of prelicense hours will increase to 120 hours.
- Pass the Utah real estate license exam. You will need to pass a 130 multiple-choice question exam with a score of 70% or better on.
- File an application with the required fee. The application must include:
- Completed and signed application (issued at the testing center).
- Signed original school certificates (issued by the real estate school) or Education Waiver (issued by the Division).
- Signed responses to the Qualifying Questionnaire (issued at the testing center) and supporting documentation to any “YES” answers.
- Two fingerprint cards or receipt of electronic fingerprint submission and a signed Fingerprint Waiver (issued at the testing center).
- $151 non-refundable fee ($100 application fee, $12 recovery fund fee and $39 fingerprint processing fee).

If you are an agent licensed in another state, you can obtain a Utah license either through reciprocity or by qualifying for an education waiver. Utah currently has reciprocity agreements with Colorado, Utah, Georgia, Montana, Wyoming and Alberta Canada. Applicants with an active Real Estate license in good standing from a state that has a reciprocity agreement with Utah should submit to the Division:
- Completed and signed Real Estate Reciprocity Application.
- Original and certified license history (no more than six months old) from the jurisdiction where you are actively licensed and which has a reciprocity agreement with Utah.
- Original and certified license histories (no more than six months old) from all other jurisdictions where you have previously held a Real Estate license.
- For Sales Agents, two fingerprint cards and a signed Fingerprint Waiver (cards may be obtained from the Division or a local police station).
- Include non-refundable fee.

Utah Real Estate Exam Information
Utah real estate license applicants must pass a computerized exam administered
by Pearson VUE, a national testing firm.
To schedule your exam, Pearson Vue will require the following:
- Personal information - legal name, address, phone, SSN, date of birth
- Exam specifics - exam type, preferred date, and test center location
- Examination fee- the $59 examination fee must be paid at the time of reservation by credit card, debit card, voucher or electronic check. Payment will not be accepted at the test center, nor will a single payment that covers more than one candidate.

All candidates must bring to the test center two forms of current signature identification, one of which must be photo-bearing and the Candidate Education Certifying document, found in Pearson VUE's Candidate Handbook, stamped and signed by a school official and/or the Utah Division of Real Estate. If you are actively licensed in another state you must also bring the Original Certificate of Waiver if you are not taking the general portion of the exam. A brief online tutorial will familiarize you with the computerized testing system before you answer 130 multiple-choice questions.
You will have four hours to complete the exam. Be sure to attempt to answer every question. When candidates complete the examination, you will receive a score report marked "pass" or "fail". Candidates who pass will receive a score report with information on how to apply for a license.
Candidates who pass the examination are also required to complete the fingerprinting process. Digital fingerprinting and electronic transfer of the digital fingerprints is available in Provo, Ogden, and Midvale. Candidates testing at these sites must take digital fingerprints and will receive a Pearson Vue fingerprint receipt. This receipt must be submitted with the license application to Utah. Candidates who pass the examination at the Grand Junction, Co and Las Vegas, NV test centers will have digital fingerprints however they are not electronically transferred. Candidates will need to submit the fingerprint cards with the license application to Utah.
All applicants must apply for a license within 90 days of passing the examination. Those who fail to meet this deadline must retake the examination.
